
ENVIRONMENTAL SERVICES
Eastham & Associates provides the experience and expertise required to evaluate the environmental risks associated with Commercial, Industrial and Residential real estate transactions. All services are performed according to the current government, industry and lending institution standards (e.g., ASTM E1527-97 or E1528-93). Evaluations are performed in a phased approach to minimize initial costs and provide opportunity to resolve issues, reconsider needs and financial commitments at the earliest possible stage.
Prior to real estate transactions, prospective property owners and lenders need to be provided information on past and present property usage which has the potential to create tremendous environmental liabilities for the new owner. Examination by an environmental Professional can also determine whether the site complies with current regulations in terms of pollution, waste disposal or routine product storage and handling practices. Eastham & Associates staff's experience in file research, site investigation and regulatory functions provide the client with crucial information towards avoiding financial liabilities, determining land values and operations management.

PHASE I SITE
ASSESSMENTS
Phase I ESA evaluates potential environmental concerns related to current and historical site usage in order to identify liabilities and to determine whether more extensive investigation is warranted. This includes inspections, current file & historical record review and interviews. It does not include sampling and is based only on the credibility of the information gathered.
AUDITSTO IDENTIFY FINANCIAL LIABILITY;
Allow property owners, purchasers, lenders and lessees to make informed decisions
about property management, facility operations and investments.
TO PROVIDE INFORMATION ON PROPERTY HISTORY AND EXISTING ENVIRONMENTAL CONDITIONS;Ascertain whether previous or current uses or activities have impacted the property.
TO COMPLY WITH REGULATIONS AND PROVIDE DUE DILIGENCE;Aid in demonstrating that all reasonable care has been taken to prevent the offense.
TO PROVIDE RECOMMENDATIONS FOR FURTHER STUDY, REMEDIATION OR REDEVELOPMENT;Basis for evaluating the need for additional assessment or site remedial measures.
